We want you to have a comfortable stay, while also protecting the quality of our home for all guests! By booking, you agree to the following: No Parties or Events ✧ Strict zero-tolerance policy. Immediate eviction without refund. Parking ✧ Up to 3 private designated parking spots are provided in the front right driveway. ✧ The long left driveway must remain clear at all times for access. ✧ Parking violations may result in towing and a $250 fine plus tow costs. Check-In / Check-Out ✧ Check-in: 3:00 PM | Check-out: 10:00 AM ✧ Early check-in/late checkout may be available on a case-by-case basis. ✧ Staying past checkout or delaying housekeeping may result in additional charges. Local Bookings ✧ Guests may not book a stay within their own city of residence without prior approval. Smoking, Drugs, & Noise ✧ No smoking indoors, illegal drugs, pets (unless pre-approved), or excessive noise. ✧ Smoking is only allowed in the private patio—please dispose of cigarette butts properly. ✧ Marijuana use in or around the property is strictly prohibited. ✧ Violations may result in a $500 fine plus costs for cleaning, deodorizing, and repairs. Prohibited Activities ✧ No commercial photography/videography without written consent. "Airbnb Services" are strictly prohibited at property. ✧ No illegal activity, prostitution, or firearms on the property. Internet Use ✧ Please do not tamper with the modem or router. ✧ Unauthorized changes may result in technician fees. ✧ Use of Wi-Fi for illegal downloads or copyright infringement will terminate internet access. Air Conditioning ✧ AC may not be set lower than 71°F to prevent the unit from freezing Occupancy ✧ Only the number of guests listed on your reservation may stay overnight. ✧ Unauthorized guests will be charged $50 per person per night and may result in termination of stay without refund. Trash & Recycling ✧ Green bin = trash | Blue bin = recycling. ✧ Only bagged trash may be placed inside bins. ✧ Guests must bring bins to the curb and return them on Mondays & Thursdays. ✧ Overflowing bins or failure to follow this rule may result in a $50 fine and/or additional charges if the city issues penalties. Deliveries ✧ No package deliveries for stays under 28 days. ✧ Amazon packages may be shipped to Amazon Lockers at no charge. ✧ USPS deliveries should be sent via “General Delivery” (non-USPS carriers may not be accepted). ✧ Larger UPS/FedEx items must be arranged directly with local centers. Liability & Damages ✧ Guests are fully responsible for any damages, injuries, or losses during their stay. ✧ All damages must be reported immediately—unreported damages may be deducted from your deposit. ✧ Exterior security cameras are for guest safety and must remain unobstructed. Tampering will result in eviction without refund. Pests ✧ Miami is a subtropical climate where insects, lizards, and rodents are common. ✧ While we take preventative measures, sightings are not grounds for refunds. ✧ Guests are responsible for proper food storage/disposal. Pets ✧ Pets are allowed with prior approval only. ✧ A pet fee of $225 per pet, per stay applies (covers deep cleaning, sanitization, and dander removal). ✧ For stays of 30+ days booked directly, a refundable pet deposit may apply per your rental agreement. ✧ Pets must be leashed outside fenced areas. Unreported pets incur the fee plus a $100 charge. Rental Agreement ✧ Guests must sign a short-term rental agreement prior to arrival.
