We want you to have a comfortable stay, while also protecting the quality of our home for all guests. By booking, you agree to the following: No Parties or Events ✧ Strict zero-tolerance policy. Immediate eviction without refund. Parking ✧ Up to 4 private parking spots are provided in the driveway. ✧ Parking violations may result in towing and a $150 fine (plus tow costs). EV Charging ✧ A Level 2 EV charger is available for guest use. ✧ Short-term stays (under 30 days): $20 per night flat fee for charger access. ✧ Monthly stays (30+ days): $150 per month flat fee for charger access. ✧ Unauthorized or unpaid use of the charger will result in a $200 fine plus electricity costs. Check-In / Check-Out ✧ Check-in: 3:00 PM | Check-out: 10:00 AM ✧ Early check-in/late checkout may be available on a case-by-case basis. ✧ Staying past checkout or delaying housekeeping may result in additional charges. Local Bookings ✧ Guests may not book a stay within their own city of residence without prior approval. Smoking, Drugs, & Noise ✧ No smoking indoors, illegal drugs, pets (unless pre-approved), or excessive noise. ✧ Smoking is only allowed in the private patio—please dispose of cigarette butts properly. ✧ Marijuana use in or around the property is strictly prohibited, no refunds for violation. ✧ Violations may result in a $500 fine plus costs for cleaning, deodorizing, and repairs. Prohibited Activities ✧ No commercial photography/videography without written consent. "Airbnb Services" are strictly prohibited at property. ✧ No illegal activity, prostitution, or firearms on the property. Internet Use ✧ Please do not tamper with the modem or router. ✧ Unauthorized changes may result in technician fees. ✧ Use of Wi-Fi for illegal downloads or copyright infringement will terminate internet access. Air Conditioning ✧ AC may not be set lower than 71°F. Occupancy ✧ Only the number of guests listed on your reservation may stay overnight. ✧ Unauthorized guests will be charged $50 per person per night and may result in termination of stay without refund. Deliveries ✧ No package deliveries for stays under 31 days. ✧ Amazon packages may be shipped to Amazon Lockers or to property at no charge. ✧ Larger UPS/FedEx packages must be arranged directly with local centers. Liability & Damages ✧ Guests are fully responsible for any damages, injuries, or losses during their stay. ✧ All damages must be reported immediately—unreported damages may be deducted from your deposit. ✧ Exterior security cameras are for guest safety and must remain unobstructed. Tampering will result in eviction without refund. Pests ✧ Miami is a subtropical climate where insects and lizards are common. While we take preventative measures, sightings are not grounds for refunds. Guests are responsible for proper food storage/disposal. Pets ✧ Pets are allowed with prior approval only. ✧ A pet fee of $225 per pet, per stay applies (covers deep cleaning, sanitization, and dander removal). ✧ For stays of 30+ days booked directly, a refundable pet deposit may apply per your rental agreement. ✧ Pets must be leashed outside fenced areas. Unreported pets incur the fee plus a $100 charge. Wildlife & Outdoor Animals ✧ While we maintain the property regularly, wildlife and neighborhood animals (including cats, birds, raccoons, iguanas, etc.) may occasionally be present in the area. ✧ Guests are responsible for supervising and securing their pets at all times. The host is not liable for any injury, harm, or loss resulting from contact between guest pets and outside animals. Rental Agreement ✧ All guests must sign a short-term rental agreement prior to arrival.

Guests have full access to the home, backyard patio, and all listed amenities.
